About Davie

Davie is a town in Broward County, about 24 miles north of Miami. The area was settled in 1909. At the start of the 1900s, the state reclaimed 156 square miles of swampland, and Robert Parsell Davie bought 44 square miles of it to develop farms and found a town. The town was first called Zona. Within a few years, residents renamed it Davie in his honor.

Davie was incorporated as a town on November 16, 1925, and formally incorporated again on September 19, 1963. It covers about 34.9 square miles of land. The 2020 census counted 105,691 people.

The town is known for its Western heritage. Horseback riding is common, and many historic buildings are ranches and other Western-style places. Davie is also home to Nova Southeastern University, the Davie campuses of Florida Atlantic University and the University of Florida, and the central campus of Broward College. Roofing in a town with room to spread out

Davie has a mix you do not see in many South Florida cities. There are ranch homes on large lots, horse barns and stables, newer subdivisions, and busy commercial areas near the colleges. Each type of building needs a different roof.

Barns, stables, and sheds often have metal roofs. Metal is light, sheds rain fast, and holds up well in wind when it is fastened properly. Over time, though, screws can back out and rubber washers can dry and crack, which lets water in. Checking and replacing fasteners is a simple way to extend the life of a metal roof.

Large lots also mean long roof runs and more trees. Long roofs move a lot of water during a storm, so gutters and downspouts need to be sized and placed well.

Ranch homes and long rooflines

Many Davie ranch homes are long and low, with wide roofs that spread out over the house. A long roofline means more edge to fasten, more flashing at the walls, and more gutter to keep clear. When a ranch home is reroofed, ask how the edges will be secured, since that is where wind tends to lift a roof first.

Some older ranch homes also have porches, carports, or add-on rooms with flatter roofs. These sections drain more slowly and often meet the main roof at a joint that leaks over time. Rebuilding that joint with new flashing during a reroof solves many repeat leaks.

On big properties it is common to have a guest house, workshop, or garage with its own roof. Getting every roof looked at during one visit saves time and catches problems early.

Homes, rentals, and campus areas

With several colleges in town, Davie has many rental homes and apartments. Landlords and property managers benefit from a yearly roof check between tenants. Small leaks found early cost far less than ceiling and mold repairs later. Commercial buildings near the campuses often have flat roofs that need regular drain and seam checks.

Davie roof questions

Do you work on barns and stables?

Yes. We repair and replace metal and shingle roofs on barns, stables, and other outbuildings.

Can you check rental homes between tenants?

Yes. We inspect rental roofs and send owners photos and a clear list of any repairs needed.

Is metal a good choice for my house, not just my barn?

It can be. Metal is light, lasts a long time, and handles wind and rain well when installed right. It costs more up front than shingles, so we will help you compare the options for your home.
