About Tamarac

Tamarac is a city in Broward County, part of the Miami metro area. It was incorporated on August 15, 1963. The name comes from the nearby Tamarac Country Club in Oakland Park.

Developer Ken Behring moved from the Midwest in the early 1960s and bought land to build a retirement-focused community. The first homes were two-bedroom, low-upkeep houses in an active adult community. The first development, Tamarac Lakes Sections One and Two, went up east of State Road 7 in 1963. Later came Tamarac Lakes North, built on a former orange grove, along with the Mainlands of Tamarac Lakes and Woodlands.

Early leaders wanted Tamarac to stay mostly residential. The city grew from 5,193 people in 1970 to 71,897 in 2020, with about 34,000 housing units. In 2020, about one in four residents was 65 or older. Facts in this section come from Wikipedia.

Roofing in Tamarac's established neighborhoods

Many Tamarac homes were built from the 1960s through the 1980s. Their roofs are often simple in shape, which makes repairs and replacements easier to plan. The bigger question on an older home is what is underneath. Deck boards, flashing, and the edges where the roof meets the walls take decades of sun and rain.

A lot of Tamarac homes sit in adult communities with an association. Some associations handle the roofs. Others set rules on color, material, or timing. Check before you sign a contract so the work is not held up.

If you leave Tamarac for part of the year, a small leak can go unnoticed for months. Ask someone to check your ceilings after big storms, or have the roof looked at before you leave.

Tamarac also sits low, with an elevation listed at about 3 feet. After a heavy rain, yards and streets can stay wet for a while. Gutters and downspouts that carry water well away from the house help keep it off the walls and out of the soffits, where trapped moisture can rot wood over time.

Roof services in Tamarac

We install and repair shingle roofs, handle flat roofing on low-slope additions and porches, and fix leaks with roof leak repair. A yearly roof maintenance visit catches loose flashing and clogged gutters before they turn into leaks.

Choosing a roof color and material

Color is more than looks in South Florida. Lighter roofs reflect more sunlight, which can help keep the attic cooler. Darker roofs absorb more heat. If your community allows a choice, ask to see how lighter options would look on your home.

Material is the other choice. Shingles cost less up front and go on quickly. Tile lasts a long time but is heavier, so the roof frame has to be able to carry it. Metal is light, sheds rain fast, and holds up well in wind when it is properly attached. Not every community allows every material, so check your rules first.

Whatever you choose, ask about the underlayment, flashing, and how the roof will be fastened. Those parts decide how well the roof holds up in a storm, more than the color on top.

Tamarac roof questions

I live in a 55-plus community. Who decides on my roof?

It depends on your community's rules. In some, the association replaces roofs on a set schedule. In others, the owner is responsible but must get approval. Your association documents or manager will tell you.

My porch roof leaks but the main roof is fine. Why?

Porch and patio roofs are often flatter than the main roof, so water drains slowly. The joint where they meet the house is a common leak spot. That area can usually be repaired without touching the main roof.

How often should a Tamarac roof be inspected?

Once a year is a good habit, and again after any major storm. On homes built before the 1990s, a yearly check matters even more, because older flashing and seals wear out over time.
